## What revoking a power of attorney means, and who can do it

A power of attorney (the agency) lets one person, the principal, give another person, the agent, the authority to act on their behalf. Revocation, sometimes called dismissal of the agent, ends that authority before its own term runs out.

Only the principal, or someone acting on the principal's behalf with the right authority, can revoke a power of attorney. Under Federal Decree-Law No. 25 of 2025, Article 898, the principal may revoke or restrict the agent's authority at any time, with one exception: if the power of attorney was issued to protect a third party's right or in the agent's own interest, the principal cannot end it without that person's consent. Most personal and property powers of attorney do not fall into that exception, but it is worth checking the wording of your document, or asking us, before you assume you can cancel freely.

Revoking at an unreasonable time or without acceptable justification can make the principal liable to compensate the agent for damage caused. In practice this mostly affects agents who were part way through a task they were relying on, rather than everyday personal powers of attorney.

## Step by step: drafting the revocation and notifying the agent

1. **Locate the original power of attorney.** You will need its reference details (notary, date, or the property or company it relates to) for the revocation deed.
2. **Draft and notarise the revocation deed.** This is a formal document that states the power of attorney is revoked, signed before a notary in the same way the original power of attorney was signed.
3. **Notify the agent.** This step matters legally, not just as courtesy. Under the Civil Transactions Law, an agent who acts after learning of their dismissal is liable for their acts, but an agent who acts before becoming aware of the revocation is still legally effective. In other words, if you do not tell your agent, transactions they carry out in the meantime can still stand.
4. **Keep proof of notification.** A dated letter, email, or formal notice that you can show later if a dispute arises is good practice, even where the law does not mandate a particular method.

## Telling third parties who hold a copy

Revoking the power of attorney with a notary does not automatically update every organisation that has a copy on file. You still need to actively tell:

- **Banks** , if the agent had authority over an account.
- **Dubai Land Department** , if the power of attorney covered a property. Dubai Land Department publishes a dedicated cancellation service for this.
- **RTA** , if the power of attorney covered a vehicle.
- **Companies or business partners** , if the power of attorney covered a share transfer, signing authority, or company management.

Each of these bodies may ask for a copy of the notarised revocation deed before they remove the agent's authority from their own records.

## Cancelling a property-related power of attorney

Dubai Land Department runs a service named "Power of Attorney cancellation notarization application." It lets you notarise a cancellation of a power of attorney you issued, to stop the agent acting under it. The published fee is free, and the channel is the Land Department's main headquarters, with Dubai Courts as a partner in the process. You will need an electronic copy of the UAE ID for both you and the agent, or a valid passport if either of you is a non-resident foreigner.

If your original power of attorney was for property, this is the most direct route, and it also updates the record Dubai Land Department itself holds, which matters if the agent's name is linked to your property file.

## Cancelling online

Federal law allows notarial transactions to be carried out using IT tools, including without the parties appearing in person, under Federal Decree-Law No. 20 of 2022. The Ministry of Justice's E-Notary System (enotary.moj.gov.ae) exists for this purpose at federal level, and Dubai Courts has previously supported verifying capacity through virtual as well as in-person attendance for power of attorney matters. ## Cancelling a power of attorney from outside the UAE

If you granted the power of attorney and are now outside the UAE, or the agent is abroad, the revocation still has to reach the person named in the original document and, where relevant, the bodies holding a copy. ## When a power of attorney ends on its own

A power of attorney does not always need active cancellation. Under the Civil Transactions Law, an agency is extinguished automatically when:

- The task the agent was given is completed.
- The term specified in the document expires, if one was set.
- The principal dies or loses legal capacity.
- The agent dies or loses legal capacity.

There is no general fixed validity period written into UAE law for a power of attorney: it runs for whichever term the document itself states, or until one of these events. Be cautious of any claim that a power of attorney is automatically valid for a fixed number of years; that is not a general legal rule.

Also worth knowing: if a principal power of attorney is revoked, any sub-agencies created under it are revoked automatically by law too.

## Special cases

**Power of attorney registered with an authority.** If your power of attorney was registered or used with a specific authority, such as Dubai Land Department for property or RTA for a vehicle, revoke it with a notary first, then tell that authority directly so their own records are updated.

**Power of attorney made abroad.** If the original power of attorney was signed outside the UAE and went through the legalisation chain to be used here, the revocation should follow a comparable path so it is recognised by the same bodies that accepted the original document.

**Power of attorney in Abu Dhabi.** Abu Dhabi power of attorney matters go through the Abu Dhabi Judicial Department rather than Dubai Courts. The underlying revocation principles under Federal Decree-Law No. 25 of 2025 apply across the UAE, but the local office, forms, and fees in Abu Dhabi are set separately from Dubai's.
