Notary for Mortgage in Dubai: Which Documents Need One
A notary for mortgage paperwork certifies who signed a document and that the signature is genuine. Your bank or lender tells you which of your mortgage papers need that step. We handle the notarisation once you know.
The catch most people miss is the order. A document signed before the notary appointment, or a foreign document without its attestation chain, is usually turned away. Get the signing and the stamps in the right order and the file moves on.

What a Notary for Mortgage Papers Does
A mortgage involves several documents, and not all of them need a notary for mortgage purposes. A notary public deals with the ones that need a signature or a copy certified. Common examples are a power of attorney, so someone can sign for you, and a signature authentication on a statement or letter.
Notarial acts in the UAE are regulated by Federal Decree-Law No. 20 of 2022 on the regulation of the notary profession. In Dubai, notaries public are regulated by Dubai Law No. 4 of 2013.
Ask your bank or lender for the exact list before you book. We cannot tell you which papers a particular lender will accept. We can tell you how each one is notarised.
Which mortgage documents are notarised
Typical mortgage papers that reach a notary:
- a power of attorney, when you cannot attend to sign in person
- a signature authentication on a letter or declaration
- a translation that must be notarised alongside the original
- a foreign document that has already been attested in the issuing country
A general or special power of attorney is a common choice if you are abroad. Our guide to notary public services in Dubai explains the difference between Government and private notaries.
There is no general legal validity period for a power of attorney. The term is whatever the document says, so check it against your lender’s wording.

Foreign documents for a Dubai mortgage
If a document comes from another country, the order matters. The UAE is not a party to the Hague Apostille Convention. A foreign document is attested in the issuing country, including at the UAE embassy there, and then by MOFAIC in the UAE.
MOFAIC attestation fees are AED 150 for personal documents and AED 2,000 for commercial documents. Translation and embassy fees are separate. If the document is not in Arabic or English, a legal translator registered with the UAE Ministry of Justice does the translation for official use.
How We Work as Your Notary for Mortgage Documents
We offer notary public in person, online or at your home. We notarise your document at our Business Bay office with our in-house notary public.
- Send us the document and tell us which bank or lender it is for.
- We check what is missing and tell you what to bring.
- You sign in front of the notary, in person or through our online notary public services.
- We notarise the document and hand it back, with the attestation step added if it is needed.

If you cannot travel, home visit notary services are available. You can also read how online notary in Dubai works. The Ministry of Justice also runs its own E-Notary System for remote notarisation. That is a government service, separate from ours.

Fees
What notarising mortgage papers costs
Government notary fees follow Cabinet Resolution No. 19 of 2024, published on the UAE legislation site. Notarising a general or special power of attorney is AED 100 per party. Authenticating signatures on an instrument of unspecified value is AED 200 per party. Notarising a translation in the instrument is AED 50 per page.
A private notary on the federal schedule may add up to 30% as professional fees, so a power of attorney that way is AED 130 per party. For instruments above AED 100,000, the fee is 0.5% of the value, at most AED 30,000, and execution is at most AED 15,000.
We confirm our own fee when you send the document. Translation, MOFAIC attestation and embassy fees are separate. See our page on notary public fees in Dubai for how each part is made up.
